How long do water heaters last in Michigan? Honest numbers from 47 years of replacing them.

A modern bathroom with a glass walk in shower

The short answer: a tank water heater lasts 8 to 12 years in southeast Michigan, and a maintained tankless unit lasts 15 to 20. The longer answer is that where you live between Milford and Farmington Hills, and what's in your water, can move those numbers by years in either direction.

We've been replacing water heaters around here since 1979, which means we've now replaced some units twice in the same basements. Patterns show up when you do that for 47 years. Here's what actually determines how long yours will live.

The baseline numbers

TypeTypical lifespan hereWith real maintenance
Gas tank8 to 12 years12 to 15 years
Electric tank10 to 13 years13 to 15 years
Tankless (gas)15 to 20 years20+ years

Those ranges assume average water. Most of our service area doesn't have average water, which brings us to the part the manuals don't cover.

Why your zip code matters more than your brand

Around Milford, Highland, and White Lake, a lot of homes run on private wells, and well water in this part of Oakland County is hard. Dissolved minerals settle out when water is heated, and they settle in the bottom of your tank. That sediment layer makes the burner work harder, cooks the tank from the inside, and is the single biggest reason we see tanks die at year 6 instead of year 12.

In Novi and Farmington Hills, most homes are on municipal water, which is softer and more consistent. Tanks there routinely make it to the far end of the range, especially with an occasional flush.

If you're on a well without a softener, an annual flush isn't optional maintenance. It's the difference between buying one water heater this decade or two.

What shortens a water heater's life

  • Sediment that's never flushed out. The big one, especially on well water.
  • A dead anode rod. The sacrificial rod inside the tank exists to corrode so the tank doesn't. Once it's consumed, the tank starts rusting. Swapping it around year 4 or 5 is cheap insurance almost nobody buys.
  • Pressure that runs too high. Household pressure above 80 psi stresses the tank and every fixture in the house.
  • An undersized unit. A 40 gallon tank serving a family of five runs constantly. Constant recovery is hard miles.

The warning signs worth acting on

Water heaters rarely die without notice. They tap you on the shoulder first:

  • Rusty or brown hot water (corrosion has started)
  • Popping and rumbling (sediment layer at work)
  • Moisture or drips at the base of the tank
  • Hot water that runs out noticeably faster than it used to

The base of the tank is the one to take seriously. If water is seeping from the tank seam itself, no repair fixes that. It's a replacement, and it's better done this week than the week the seam lets go. A failed tank can put 40 plus gallons on your floor, followed by everything the supply line adds until someone shuts it off.

Should you replace before it fails?

Once a tank passes 10 years, we think the honest answer is yes, start planning. Not because the unit is guaranteed to fail, but because a planned replacement happens on your schedule, at a price you've compared, with a unit you've chosen. An emergency replacement happens at 9pm with water on the floor, and your options narrow to whatever can be installed fastest.

If you're weighing whether the next unit should be a tank at all, we compared both options honestly in our tankless vs tank breakdown for Michigan homes.

Quick answers

How long does a tank water heater last in Michigan?

8 to 12 years is typical. On hard well water with no flushing, 6 to 8. Flushed annually on softened water, 12 to 15 is realistic.

How long does tankless last?

15 to 20 years with an annual descale. Skip that on hard water and the heat exchanger can scale up in well under a decade.

What's the average cost to replace?

It varies with capacity, venting, and code updates your install may need, which is why we quote it for free instead of guessing here. Our cost guide walks through what drives the price.
