Water heaters, installed and repaired properly.
Tank or tankless, gas or electric, every brand. We've been keeping hot water running in Milford, Novi, and Farmington Hills homes since 1979, and we've replaced just about every model ever sold in southeast Michigan.
What we handle
Installation. Repair. Maintenance.
No hot water is an emergency in a Michigan winter. We treat it like one.
New installation and replacement
When a tank starts leaking, it's done. We help you choose the right replacement for how your household actually uses hot water: the correct capacity, the right recovery rate, gas or electric, tank or tankless. Then we install it to code, haul the old unit away, and leave the space cleaner than we found it.
Around Milford and Highland, where many homes run on well water, we'll also talk honestly about how hard water affects your choice. A tankless unit on untreated well water without maintenance is money wasted, and we'd rather tell you that up front.
Repair, all brands
Pilot lights that won't stay lit, tripped high limit switches, failed heating elements, leaking relief valves, water that's lukewarm or smells off. Most water heater problems come down to a handful of parts, and a master plumber can usually diagnose yours within minutes of looking at it. If a repair will buy your unit years of honest service, that's what we'll recommend. If you'd be putting good money into a tank on its last legs, we'll say that too.
Maintenance that pays for itself
An annual flush removes the sediment that ruins tanks early, and an anode rod swap at the right time can add years to a unit's life. It's the cheapest hot water insurance there is, and almost nobody does it. We check the relief valve, the venting, the connections, and the burner or elements while we're there.
Tankless water heaters
Endless hot water, a 15 to 20 year lifespan, and less floor space. Tankless is a genuinely good fit for a lot of southeast Michigan homes, but it has to be sized for our cold groundwater, which arrives at the unit around 40 to 50 degrees most of the year. We size, install, and service tankless systems, including the annual descaling they need to hit that long lifespan.
Worth knowing
Signs your water heater is asking for help.
- Rusty or brown hot water. The tank or anode rod is corroding. Caught early, an anode swap can stop it.
- Popping or rumbling sounds. Sediment buildup. A flush usually quiets it and saves the burner from overwork.
- Water pooling at the base. If it's from the tank seam, replacement time. If it's a valve or fitting, very fixable.
- Hot water runs out faster than it used to. Sediment is eating your capacity, or an element has failed.
- It's past 10 years old. Not a death sentence, but the time to plan a replacement on your schedule instead of the tank's.
Common questions
Water heater questions we hear every week.
How long does a water heater last in Michigan?
A conventional tank usually gives you 8 to 12 years here, and a maintained tankless unit 15 to 20. Hard well water, which is common around Milford and Highland, shortens tank life if the unit never gets flushed. We wrote up the full picture in our water heater lifespan guide.
Should I repair or replace?
If the tank itself is leaking, replacement is the only fix. If the unit is under 8 years old and the problem is a thermostat, element, thermocouple, or valve, repair usually wins. We'll give you both numbers and let you make the call without any pressure.
Is tankless worth it here?
Often, yes. If your household runs out of hot water, or you're staying in the home for 10 plus years, the math tends to work. Michigan's cold groundwater means sizing matters more than the brochure suggests. We compare both options honestly in our tank vs tankless breakdown.
Why is my water heater making noise?
Popping and rumbling is almost always sediment on the tank bottom, boiling the water trapped underneath it. A flush usually fixes it, and here's how to do one. Left alone it shortens the tank's life and quietly raises your gas or electric bill.
Can you come out today?
Call and we'll tell you straight. A house with no hot water goes to the front of the line, and our tight service area around Milford, Novi, and Farmington Hills means short drives and fast arrivals.
